
We get it... hiring an architect and starting a building project can feel daunting. That’s why we’ve broken the process down, showing how we work and the steps that guide every project.
Our approach is flexible and tailored to each client. Rather than a fixed service, we offer a 'pick and mix' structure, allowing you to choose the level of support you need at each stage of your project. This might include early concept design, planning applications, building regulations packages, technical detailing, or interior specification.
Some clients work with us from start to finish, others bring us in at specific stages. Either way, the service is shaped around your project, your budget and how involved you want us to be.

Concept design service
We offer an initial fixed fee concept design service which starts from £200 depending on the scale and complexity of the project. Read more about what we offer here.
This is a standalone, no-obligation service designed to give you clarity and confidence in your project before committing to a full design process. It allows us to explore and test ideas properly at the outset, helping to establish a strong direction from the very beginning.
Taking the time at this early stage to pause, question and refine ideas often has a significant impact on the final outcome, resulting in a more considered and successful project overall.
Going forwards
From that point forwards, the truth is, there’s no one-size-fits-all answer. Every project is different, which is why we don’t work from a standard fee sheet or a copy-and-paste model. Instead, we tailor our fees to your project and we think that’s the best way to do it.
Depending on the project, we will provide a fee for the whole project either before or after the concept design has been carried out. We’ll put together a simple, easy-to-follow fee proposal so you know exactly what you’re getting and when.
We break our fees into three stages:

The Royal Institute of British Architect (RIBA) stages provide a standard framework, guiding a project from initial concept through to completion, this is known as the Plan of Works. At artie+co, we use this structure as a foundation, applying it thoughtfully alongside our own collaborative approach to ensure each home is clear, considered, and tailored to every client’s needs.

stage 0-1
preparation and briefing
figuring out the scope and what’s important
This stage focuses on understanding the project, whether it’s a new build, extension, or refurbishment, and assessing site opportunities and opportunities.
Our approach: We’ll walk the site and go through our project brief checklist to understand what you want from the project. We’ll discuss what the site can accommodate, the house’s needs, and where we can unlock potential. Factors such as sun position, neighbouring properties, and local planning policy are considered to shape the project from the start. By the end of this stage, everyone should feel confident and aligned, ready to move forward with the concept design.

concept design
exploring ideas and setting the direction
At this stage, the project brief is developed into initial designs, exploring layout, scale, form, and site context.
Our approach: We’ll prepare a concept design pack with initial floor plan ideas, we can also provide 3D views internally and externally.
We offer this as a standalone, fixed fee service with no commitment to move forwards.
By the end, a clear concept will be agreed, with the option to submit a pre-application, a quick council check to get early feedback before the full planning application.

developed design
pulling the detail together for planning
Stage 3 builds on the agreed concept, refining the design and materiality.
Our approach: We’ll produce drawings and visuals to give a better sense of the spaces, focusing on feel rather than just massing and form. If needed, a planning package will be prepared. Internal spaces will also be reviewed for layout and finishes, and we’ll start sourcing samples of key materials to help shape the character of the project.
By the end of this stage, a developed design will be agreed, providing a coordinated set of plans ready for planning submission (if required).

stage 4
technical design
ready for pricing and building regulations application
At this stage, the design is developed in detail to produce all the information needed for pricing.
Our approach: We’ll prepare a comprehensive set of technical drawings, coordinating architectural, structural, and services information. Lighting design, kitchen layouts, and joinery will be developed, and all materials and finishes selected to provide an accurate price.
By the end, the technical design will be complete with drawings ready for Building Control approval and a coordinated package ready for pricing and tender.

construction
on site, where it all gets built
At this stage, the project is built on site in line with the technical design.
Our approach: We provide the contractor with a dimensioned set of drawings. While construction is underway, we focus on finalising interiors and reviewing furniture and fittings. We can carry out site inspections, monitor workmanship, liaise with external consultants, and address issues or minor adjustments to ensure the design intent is maintained. Where appropriate, we can also offer contract administration services to monitor payments through monthly valuations of works.

handover and in use
moving in and enjoying your new home
At this stage, the completed project is handed over to the client and begins its operational life.
Our approach: We work with the contractor to ensure all manuals and documentation are complete and accurate. Client-supplied items such as furniture and soft furnishings are finalised and coordinated. We carry out final inspections, making sure the building is functioning as intended and answer any last questions.
By the end of this stage, it's all done, all that’s left is to move in, unpack, and enjoy!
